Fourfoursixsix were appointed to design a residential-led mixed use scheme on Wood Green High Road. The Site forms part of the Wood Green Area Action Plan and is the former Marks & Spencer building. Our scheme will deliver new homes and improved retail space to the area, helping to regenerate the wider Site Allocation of currently disjointed and unloved post-war retail buildings.

The project consists of 121 residential units above two large retail units. The apartment elements are set-back from both street frontages and focus around a central communal courtyard. The language and materiality of the various façade components connect with both the adjacent Victorian shopping parades, and the nearby Noel Park Conservation Area.

The rear of the site faces Bury Road, and originally formed part of the Noel Park Estate. Following WWII bomb damage, the Site was redeveloped, and Bury Road became predominantly a service road for the retail units, sitting uncomfortably opposite surviving Noel Park terraces and new post-war social housing. Our design seeks to redress this tension by proposing a run of terraced Mews Houses along the street to significantly improve the streetscape and overall pedestrian experience.
