Fourfoursixsix were appointed to design a Purpose-Built Shared Living (PBSL) and Social Housing led mixed-use development at 150–164 Homerton High Street, in the London Borough of Hackney.

The site is located between Homerton High Street and Sedgwick Street, next to Homerton Overground Station, and is well connected

A previous residential-led planning application from 2020 was no longer viable, but a Co-Living (PBSL) scheme on a smaller section of the site was able to support a far greater amount of on-site Social Housing than the consented scheme.

The new scheme provides 385 PBSL bedrooms alongside 35% social rent affordable housing, affordable workspace, and community spaces for the NHS, SME’s, and local charities as part of their community investment programme (CIP), alongside significant public realm improvements.

The architectural approach draws on Hackney’s rich industrial heritage. Taking inspiration from the area’s brick warehouse buildings, the scheme comprises two distinct buildings, each carefully responding to the surrounding context and tailored to their respective tenure.

The scheme combines high-quality design with development viability, delivering over 600 sqm of 100% affordable employment space, supporting local employment and business growth, and providing active ground floor uses to create a more active and engaging streetscape.
